Remodeling: smaller projects give the best returns on investments

Are you planning any home remodeling or improvement projects for 2016? A recent article in the Napa Valley Register cites the National  Association of Realtors’ finding that, “when it comes to remodeling, smaller, replacement and enhancement projects continue to give the best returns on investments.” Considering that our economy is still on the rebound, the word “smaller” is music to many homeowners’ ears.

It starts with a plan, even for smaller projects

Your smaller improvements might involve a new coat of paint to liven up a room, a furniture upgrade, or a kitchen or bath remodeling project. However, your investment of time and energy might be for naught unless you start with a good plan of action. We’ve been in the interior design and remodeling business for over 30 years. We’ve designed commercial interiors, new residential construction and home remodels. Tile, counter top surfaces, cabinetry, lighting and fixtures are my favorite interior design elements to work with. It is no surprise, then, that our specialty has become kitchen and bathroom remodeling. However, it doesn’t matter what type of project it is. If it is to be successful, it needs a plan.

Double your money

Remember, one of the goals of a project is to improve the “value” of your home. This value doesn’t necessarily mean an increase in property value, although that is one of the end results. The true goal of a home remodeling project is to improve the value of the space for YOU, to improve its function so that it enhances your own user experience.

By implementing improved user flow strategies, aging-in-place amenities, and proper lighting considerations the “value” an existing kitchen or bathroom provides to you, the homeowner, can increase dramatically. Which, of  course, will increase your property value. According to Remodeling Magazine, the return on investment for a bathroom renovation consistently ranges from 75 to 100%.

Start small in 2016!

Other small improvements that pay off include tidying up the front yard, re-furbishing your front door, or simply cleaning out your rain gutters. Your home is the place where you live. So, living there should enhance you’re lifestyle. An easy way to enhance your lifestyle while increasing the return on your investment is to start small.
